Dennis...I have a Chamberlain belt drive opener that was installed two years ago and has worked fine. The reason I went to belt drive over screw drive was the noise in the Winter. Grease would quiet it down somewhat, but in the Summer months the grease would drip from the rail (mess). Overall I guess the fact that it's quiet sold me on the belt drive...good luck on your new Vegas home....Pappy
